At year-end 1996, Cali's portfolio was 96% leased to a diversified tenant base of over 500 businesses. With the Robert Martin transaction, the portfolio increased to 1,100 tenants and maintained its 96% occupancy rate.

Cali's tenants range from small one-person offices to large companies occupying entire buildings, with the majority of tenants holding leases under 10,000 square feet.

Cali prides itself on providing top-notch, responsive services to all its tenants. The Company employs on-site managers who are responsible for the buildings' day-to-day operations and ongoing maintenance. In addition, Cali, as a full-service real estate company, is able to minimize costs by performing substantially all construction, leasing, management and tenant improvements on an "in-house" basis.
