Mack-Cali Receives BOMA Office Building Award

--TOBY Award Presented for Westchester Office Building--

Cranford, New Jersey—May 27, 2004—Mack-Cali Realty Corporation (NYSE: CLI) today announced that it has received the 2004 Office Building of the Year ("TOBY") award for Three Skyline Drive, a 123,713 square-foot class A office building in Hawthorne, New York. The award was recently presented by the Westchester Chapter of the Building Owners and Managers Association (BOMA) at its Awards Gala.

The TOBY award is based on excellence in office building management, where all facets of a property's operations are evaluated including building maintenance, tenant relations programs, and community involvement. Three Skyline Drive, located at Mid-Westchester Executive Park, won the award in the 100,000 — 249,999 square-foot office building category.

Michael Grossman, Mack-Cali executive vice president, who accepted the award, commented, "We are very gratified to receive this award, since it recognizes both the quality of assets in the Mack-Cali portfolio as well as our property management expertise."

Three Skyline Drive, which is managed by Mack-Cali, is a condominium owned by Mack-Cali and Taro Pharmaceuticals, USA, Inc., which houses its headquarters offices in the building. The building's lobby was recently renovated with new ceilings, indirect cove lighting, wall coverings, and granite and carpeted floors.
